As a business that employs over five persons and is open to the public the following regulation applies.
The Electricity at Work Regulations require in Regulation 4(2) that:-
As may be necessary to prevent danger, all systems shall be maintained so as to prevent, so far as is reasonably, such danger.
However if you have permanent residents then you must also comply with the following:-
The Electrical Equipment (Safety) Regulations 1994 requires that all mains electrical equipment (cookers, washing machines, kettles, etc), new or second-hand, supplied with the accommodation must be safe. Landlords therefore need to regularly maintain the electrical equipment they supply to ensure it is safe.
PAT testing provides a solution to both pieces of legislation as it ensures that electrical equipment used by the employees and members of the public is safe and provides records.
